7(c2) landowners may have received advice confirming that the subdivision controls which allow bonus lots to be created may not exist in the future.
It appears that the Council’s ability to grant “bonus” sub-division approvals might be constrained and accordingly, owners of 7(c2) Zoned land (greater than 2 Hectares) might want to explore the potential for subdivision under the current controls.
Local town planning consultant, John Hancock from S J H Planning & Design, who has years of experience in this area can provide advice in relation to individual property holdings to owners as to how the current rules might be best explored.
For example, bonus subdivision can attract significant subdivision costs which might be off-set by dedication of 7(a) Zoned land.
The opportunity to produce 1 Hectare lots (which are always in high demand) is likely to be curtailed, given the Council’s advice.
Although Council’s generic advice was sent to many landowners whose properties do not have subdivision potential i.e. they are already 1 Hectare, we would recommend that those property owners with land holdings of greater dimension investigate their subdivision potential.
